We are looking for apartments and houses to rent long-term which, with the owner's consent, we can use for short-term accommodation via Booking.com and Airbnb. For suitable properties we offer the possibility of above-average rent depending on location, furnishings and the property's potential.
Long-term rental of properties from owners
Do you own an apartment or house and are looking for a long-term tenant who will take care of running the accommodation? Falva Group International s.r.o. is interested in renting suitable properties long-term on individually agreed terms.
We rent the property from you and, based on an express agreement, offer it to guests via Booking.com, Airbnb and possibly other agreed channels. You have a single contractual relationship with our company and a pre-agreed rent. We handle day-to-day guest communication and the agreed organisation of operations.
For properties with suitable potential, we can offer rent above the usual level of long-term rentals in the area. We prepare a specific offer after assessing the property and agreeing the terms.

Rent payments are governed by the contract; this is not an insured or guaranteed product unless the contract expressly provides otherwise.
Operating scope
What we can handle under the agreement
- Preparation and administration of listings on Booking.com and Airbnb.
- Preparation of property descriptions and coordination of photography.
- Management of availability, booking calendars and accommodation prices.
- Guest communication before arrival, during the stay and after departure.
- Organisation of check-in, check-out and guest instructions.
- Coordination of cleaning, linen and preparation between stays.
- Routine checks of the property and reporting of maintenance needs.
- Coordination of agreed minor maintenance and repairs.
- House rules and communication of occupancy and conduct requirements.
- A designated contact person for the owner.
Furnishing, repairs, utilities, cleaning and insurance are not automatically included in the rent. Responsibility and payment for each item are set out in the contract.

We review the location, layout, condition and suitability for the intended use. We arrange a viewing if needed.

We prepare an offer
We propose the rent, length of cooperation and the split of operating duties and costs.

We agree the contract terms
The contract expressly covers short-term accommodation use, rules of use, payments, property care and handover.

We prepare and operate the accommodation
Once the agreed conditions are met, we prepare the listing and start the agreed operation.
What we agree clearly in advance
- Permission for the intended accommodation use and advertising on booking platforms.
- Monthly rent, payment dates and any deposit.
- Lease duration and termination conditions.
- Utilities, service charges and other operating expenses.
- Furnishings, inventory and the handover record.
- Cleaning, maintenance, repairs and damage handling.
- Insurance responsibilities.
- Occupancy limits, house rules and consideration for neighbours.
- Property access and owner inspections.
We only start cooperation for properties suitable for the agreed type of use and after the necessary consents and operating conditions have been clarified.
